The tenant must return the signed entry status report to the landlord/agent, who must then return a copy of the final report to the tenant. The owner/intermediary must keep a copy at least one year after the end of the lease. The owner/agent must complete and sign a declaration of surety (Form 2) when a rental loan is calculated for the lease, then file it within 10 days and the surety indemnity registered with the RTA. Minors and the mentally handicapped may enter into leases. Since a rental unit is deemed necessary, a minor or mentally handicapped person may be held liable for a breach of a rental agreement. An owner may lodge with the branch a right to compensation or a claim for an order of ownership. The branch has the power to order a minor or mentally handicapped person to move or to pay compensation. A lease can be written, oral or tacit.
